Use sold prices as evidence, then adjust your comparison for differences in the homes, sale dates, condition and tenure. A nearby sale can help you assess a cash house offer, but it does not prove the exact value of your property or guarantee what a new buyer will pay.
Start with completed sales
HM Land Registry’s sold-price service lets you search completed sale prices in England and Wales by address. Keep asking prices in a separate list: an advertised price records a seller’s expectation, not the amount ultimately received.
Choose several properties that resemble yours instead of selecting only the highest price on the street. Record the address, recorded price, sale date and the features you can reasonably establish.
Check what is actually comparable
House or flat, and freehold or leasehold.
Approximate floor area and layout.
Condition and level of updating.
Outdoor space, parking and additional land.
Position within the street or building.
Lease or management issues relevant to a flat.
If details are missing, mark them as unknown. A renovated house with a large extension is a weak comparison for a smaller home needing substantial work, even when the postcodes match.
Use a range rather than false precision
Ask local agents to explain their valuation evidence. A formal valuation by a qualified professional may be useful for particular circumstances. Use your comparison file to ask better questions, rather than presenting it as a professional valuation.
For example, if comparable homes have different sizes and conditions, a broad range may be more honest than selecting one sale and applying its exact figure to your property. Avoid inventing a percentage adjustment for every feature.
Compare the offer with the amount left
Put the cash offer beside a realistic open-market scenario. For each, list expected costs, work you would fund, outstanding conditions and the timetable. Mortgage repayment and your moving budget should be included in your own proceeds calculation.
A cash offer can be lower because the buyer takes on work, expense and resale uncertainty. That explanation does not make every discount reasonable. Ask the buyer what their assessment assumes and compare independent evidence.
Bring the evidence to the conversation
Send the buyer a concise list of the sales you consider relevant and ask how their offer reflects the differences. Keep the reply with your written terms. This gives you a more useful basis for negotiation than a claim that any one sale route always delivers full market value.
