Can a Cash House Buyer Reduce Their Offer?

A cash house buyer may seek to reduce an offer before contracts are exchanged. Your response should depend on the reason, supporting evidence and revised terms. Cash funding does not make every initial price unconditional, and you should not treat a last-minute change as something you must automatically accept.

Ask what has changed

Request the original and revised prices in writing, the date of the change and a specific explanation. Was new information found about condition, the lease, title or occupancy? Was an assumption in the initial offer wrong? Or has the buyer simply changed their commercial position?

These are different situations. A description such as “the survey was bad” is too vague to assess. Ask which findings affected the price and for the relevant evidence. You can ask a suitable professional to help you understand technical issues.

Rebuild the comparison

Update your available proceeds, moving budget and alternatives using the new price. Check whether other terms also changed: fees, proposed dates, conditions or the identity of the buyer. A lower offer with a later completion date may have a very different value to you from the proposal you first considered.

Keep your existing valuation evidence. A buyer’s revised offer is an offer, not an independent statement of what every purchaser would pay. Consider obtaining another opinion if the explanation is unclear.

Questions worth answering before a decision

  • What evidence supports the reduction?

  • Was the issue disclosed before the original offer?

  • Has the buyer completed all the checks that could affect price?

  • Is the revised offer still conditional?

  • Are there cancellation or exclusivity terms to review?

  • Can your moving plans work with the new amount?

MoneyHelper advises sellers to ask why an offer was lowered and request survey findings where relevant. It also recommends getting a final written offer after checks.

Speak to your conveyancer about the stage of the sale

The position before and after exchange is different. For England and Wales, GOV.UK explains that the offer stage is not legally binding until contracts are exchanged. Separate signed agreements may still matter, so have your own adviser check them.

You can discuss the change, request clarification and assess other options. Avoid making a decision solely because you have already spent time on the sale.
