What Should a Written Cash House Offer Include?
A written cash house offer should make the proposed price, purchasing party, funding, conditions, costs and timetable clear. It should also explain what remains to be checked. A headline price on its own is not enough to compare a quick property sale with another offer.
This checklist is for homeowners considering a sale in England. Use it to organise questions before your conveyancer reviews any agreement.
Start with the property and the purchasing party
Check that the offer identifies the correct address and what is included: the whole property, a particular title, parking, storage or any separate land. Record whether it assumes an empty property or an existing occupant remaining.
Ask for the legal name of the proposed purchaser. If the person discussing the offer is arranging a buyer rather than purchasing directly, ask when that buyer will be identified. The customer-facing brand and the company named in the sale contract may differ; your conveyancer should understand the relationship.
Separate price from assumptions
What is the proposed purchase price?
Is it an initial estimate or an offer after inspection?
What condition, tenure and occupancy does it assume?
Which survey, valuation or legal findings could lead to a revision?
When will the buyer confirm the price again?
Keep dated versions together. If something changes, request an updated document rather than relying on a telephone conversation.
Put costs and timing beside the price
Create a simple comparison sheet with one row per offer. Include charges payable if the sale completes, charges if it does not, the expected amount left after your own mortgage repayment and sale costs, and outstanding actions. Ask who pays each cost instead of interpreting “no fees” as covering every possible expense.
Record the preferred completion date separately from the buyer’s estimated date. Ask which actions must happen first and who is responsible for them. A fast response to your enquiry is different from a completed property purchase.
A useful question to send the buyer
“Please confirm the purchasing party, funding arrangements, current price, remaining conditions, all charges and the actions needed before we can agree a completion date.” Keep the reply with the offer.
